I am developing two luxury beach front homes at Woorim, an hour north of Brisbane - and needed to sell one off the plan. Woorim is largely an discovered gem - a beautiful 25km stretch of unspoilt white sand and the closest patrolled surf beach to Brisbane, but without the reputation of the Sunshine Coast to the north or Gold Coast to the south. The product that I am producing - 4 level oceanfront homes each boasting 5 bedrooms, 4.5 bathrooms, 3 separate balconies, multiple indoor and outdoor living areas, private lift and swimming pool - is currently without peer in the idyllic location. And so the mission for Michael Vettoretto, Lynn Malone and the team at Sotheby’s International Realty was this - sell a luxury beach home that does not yet exist, at a price almost $1 million higher than the suburb record, in the middle of the worst health and financial crisis the world has ever seen, and all while interstate and international buyers cannot travel to see it. Impossible? No, possible. Despite listing in June 2020 during the height of the COVID pandemic, Michael remained positive throughout and believed in the product and the pricing. While other agents might have suggested a price reduction to achieve a sale in what was difficult market circumstances, Michael remained steadfast in his view that the property was well priced and represented fair value for the buyer. While the property took a little bit longer to sell, the final result was a sale at full asking price, a new suburb record, and a very happy seller and a very happy buyer. Mission possible.
